Mortgage Loan possibilities...

You can rely on a Mortgage Loan from a Bulgarian bank that will finance your purchase, even if your income originates from another country. Mirela Real Estate agency has a partnership with leading Bulgarian Banks based on a licensed contract, by the force of which we represent them, a sign of respect and trust. Our credit specialists offer consulting services to our foreign clients and this service is free.

Here are the main characteristics of a standard mortgage loan in Bulgaria are, as stated by two of the leading banks in the country - United Bulgarian Band and First Investment Bank.

UBB - United Bulgarian Bank

The client segments are the citizens of the European Union, USA and Canada. The minimum amount of the credit is Eur 7500, the maximum is Eur 250 000 for a period of up to 20 years. A person must be at least 23 years old to be considered eligible and the age plus the loan period shouldn't exceed 65 years. For the first year the interest rate is 1.5% or 5.9% for the first 3 years. There is a standard interest rate for the rest of the loan period which is 6.5%. The bank has an application fee of BGN 20 and an administration fee of 0.5%. The prepayment fee is 5%.

First Investment bank

Every able local or foreign citizen is considered an eligible borrower. However, if the acquired property is a plot, a local citizen should acquire a property. There are no limits concerning the maximum loan amount. The maximum term is 240 months with a loan purpose - acquisition of a real estate.

There is an option of a period when the borrower pays only interest which may be up to 12, 24 or 36 months. After it equal monthly installments during the loan term are paid. In case of overdue payments the bank charges a penalty interest rate. The application fee is Eur 50 and the management fee is 2%. You can read more on the fees and charges on their website. The applicant's income should be 1.50 times the monthly installments. The minimum income that should remain per member of the household is 500 Eur for adults and 250 Eur for children.

The term for approving the application is usually up to 2 days.

Letting a property - the peace of mind with secured permanent income or how to find a decent tenant on profitable terms

Property letting means secured profit. In order to prove this rule however, you need to know in detail the peculiarities of the tenant search process and the specific character of the property letting & renting relations. Here are the major steps if you have decided to let a real estate:

 

1) Choose you property management consultant carefully


It is hardly necessary to persuade you how vital the role of professionalism and experience is when practicing  real estate services consultancy.

 

When you choose a real estate agent always follow these basic rules:

 

  • Study the possibilities of the real estate agency in advance. For this purpose we suggest that you go through the widely available specialized sources of information on buying, selling, letting, renting of property- newspapers, magazines, the Internet. The way a real estate company offers and presents the properties to let is of considerable importance for the success of a property deal.
  • Gather information from your relatives and friends about the real estate agent that you intend to address when you want to let a property.

The remuneration payable for our service by the compnay's clients is 100% (VAT excluded) off the negotiated monthly rent- it is payable once. If you empower us with exclusive rights over letting your property, then the remunaration is reduced to 50% (VAT excluded).

3) Preliminary property viewing

This must be done to your benefit with the aim to find suitable tenants on the most profitable terms.

 

4) Consult regarding rental price

 

Our real estate consultants will offer you a well founded concept about the way to form a rental price.   The rent is normally determined by a number of factors, which cannot be ignored, if you want to assure your peace of mind and permanent income for as long as possible.

6) Conclude a property letting contract

We will offer you a concise but exhaustive letting agreement. According to the regulations related to real estate property deals in Bulgaria, verification of the contract by a notary is not a mandatory requirement for it to enter into force, the legal relations between the parties are in effect upon signing of the written contract.   An indispensable part of the contract is the taking-over certificate which details the condition of the property and all the belongings in it.

 


Consultancy and agency fees

 

All clients of MIRELA Real Estate Agency have the option to pay the agreed remuneration in cash or by a bank transfer on an account specified by the company. If you choose the first option, you could do it in the Rentals of Residential, Office and Commercial Properties Department at 1A Vassil Levski Str., Sofia, and receive a document certifying the payment.
