The land on which the residential complex will be built is located next to Smolyan's development area on the highway to the city of Plovdiv and Pamporovo mountain resort. It consists of two plots with building permits with total area of 1680 sq.m., right on the bank of the first of the renowned Smolyan Lakes. Its altitude is 1200 m and the mean terrain slope is between 30% and 10% to the south.
 
An open swimming pool will be constructed at 140 m. The residential complex is encompassed by century-old fragrant pine forests and the view to the east, south and west opens out to the peaks of Turluka, Kaynadina and Nevyastata.

There are few buildings in the area, most of them being single-family one- or two-storey houses.
